1. Acceptance
By completing a booking through this website, you agree to these terms and conditions. Please read them carefully before proceeding with your reservation.
2. Reservations
A booking is confirmed only after successful payment has been processed. You will receive a confirmation email with your booking details. Unconfirmed bookings (pending payment) are not guaranteed and may be released after the stated grace period.
3. Payment
Payments are processed securely via Stripe. For eligible stays, a split payment option may be available: a deposit is charged at booking and the remaining balance is due before check-in on the date shown during checkout. Failure to pay the remaining balance may result in cancellation.
4. Cancellation & refunds
Cancellation policies vary by property and are displayed on the property page before you book. Please review the policy applicable to your chosen property carefully. Refunds, where applicable, are processed to your original payment method within 5–10 business days.
5. Guest identification
Egyptian law requires all guests to provide valid identification (passport) upon check-in. For properties requiring Orfi compliance, a marriage certificate may also be required for unmarried couples. Failure to provide required documents may result in denied entry without refund. Document copies collected during booking are used solely for legal compliance purposes.
6. Check-in & check-out
Standard check-in is from 15:00 and check-out is by 11:00. Early check-in and late check-out are subject to availability and must be arranged in advance. Specific times will be confirmed in your pre-arrival communication.
7. Property rules
Each property has specific house rules displayed on its booking page. By completing your reservation you agree to abide by those rules. Violations may result in immediate termination of the stay without refund, and any damages caused by guests will be charged accordingly.
8. Liability
aneess acts as a property management intermediary. We are not liable for events beyond our reasonable control including but not limited to natural disasters, utility outages, or actions of third parties. Our liability in all cases is limited to the value of your booking.
9. Governing law
These terms are governed by the laws of the Arab Republic of Egypt. Any disputes shall be subject to the jurisdiction of the courts of the Red Sea Governorate.
